I am looking to extend the lease on my one bedroom apartment in Heaton which will have seventy four years unexpired lease in June. What fees apply?
I'm looking for an apartment to purchase in Heaton and I'm not really familiar with the leasehold tenure. I've identified a one bedroom ground floor purpose built flat I like with a 91 years lease. I've read that I can go for a lease extension after a couple of years, but:- Should I be looking at some caveats that would prevent me for getting a lease extension?
I am a FTB of a leasehold flat in Heaton. The lease has only 59 years remaining and ground rent is £25. Is it possible for the homeowner to serve the Section 42 Notice and then transfer over the right to me as the purchaser on the day of completion so that I don't have to wait for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time consuming to the vendor? Unfortunately it’s the case of an absent freeholder, so I am not sure how does it work.
We are looking to extend our lease. We will have been in the place for two years as of 21st Feb 2016. It has just over 75 years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as is reasonably achievable.
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I'm living with my parents but have a ground floor flat in Heaton let out which has a sixety nine year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Heaton for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
I'm hoping for some advice with regard to extending the lease on my maisonette. The plan is to do this in six months time as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Can you recommend a good with expertise in lease extensions. Ideally nearby in Heaton?
We currently own a 2 bed flat in Heaton and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy two years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Do I contact the landlord first and will they be able to give me a cost?
I have fivety seven years remaining on my lease of a ground floor flat in Heaton, the Landlord requires a £18k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is too high
I am currently negotiating a lease extension for my flat in Heaton as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
