Sample questions relating to Heathrow Lease Extensions
I am a first time buyer of a leasehold flat in Heathrow. The lease has just sixety years unexpired and ground rent is £50. Is it possible for the flat owner to serve the Section 42 Notice and then assign this right to me as the buyer on the day of completion so that I can avoid waiting for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time costly to the owner? Unfortunately the landlord can not be found, so I am not sure how this will play out.
I am concerned that my daughter is being hoodwinked. She submitted an offer on a three bed flat in Heathrow, where the lease is around 76 years but she was advised by the selling agents that the owner had extended it to 125 years. Only now has she been advised the seller was holding off for her to retain lawyers ahead of instigating the lease extension. Seems underhand, also it could take a while to sort it all out. Am I being too sceptical?
I am thinking about buying an auction property and identified a studio flat in Heathrow. It has just 41 year lease..the vendor as mortgagees in possession will not want to mess around with applying for a lease extension..what are the drawbacks of this other than the costly fee to put a new lease on it and reduced chance of getting a mortgage with Skipton Building Society?
I own 70% in a shared ownership flat with a housing association and I am considering a lease extension on a lease which is now around 75 years. I need a at my end. Can you advise please? I live near Heathrow and have a mortgage with Virgin Money.
I'm living with my parents but have a maisonette in Heathrow let out which has a 66 year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Heathrow for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Should I keep or sell the flat?
If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
We have been in discussion with our freeholder after having a valuation on our ground floor flat in Heathrow. We have a 62 year lease and we wish to increase this to 99. The Freeholder has provided us with a premium amount that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
I have sixety years remaining on my lease of a ground floor flat in Heathrow, the Landlord requires a £15k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is reasonable
Do you handle lease extensions on land? (a plot of land in Heathrow with 82yrs remaining)
I'm looking for some advice with regard to a lease extension on my studio flat in Heathrow. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good who specialises in lease extensions?
