Questions and Answers: Haydon Bridge Lease Extensions
I invested in buying a maisonette in Haydon Bridge that I am finding difficult to sell as a result of the lease needing a lease extension. Are you willing to help me with this situation ?
My partner has a flat in Haydon Bridge which we have just put on the market. The leasehold has slightly more than 78 years residual lease term on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we commence arranging a lease extension? Many thanks.
I am about to view a one bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 70 years balance left on the lease. It is also a repo so I'm assuming that the vendor will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
I am concerned that my niece might have had the wool pulled over her eyes. She put in an offer on a two bedroom ground floor purpose built maisonette in Haydon Bridge, where the lease is roughly sixety two years but she was informed by the selling agents that the owner had extended it to 125 years. She has now been informed the seller was holding off for her to retain lawyers prior to commencing with the lease extension. Seems devious, also it will take a while to sort it all out. What do you think?
I am a freeholder of a block of flats in Haydon Bridge, and the leaseholders are in the process of being given lease extensions. I should hopefully get the money within a month or so. As I am not on self assessment do I write to the tax man ?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Even though I may not need a lease extension but I do require a vesting order on a property I want to acquire in Haydon Bridge. The house is freehold but the garden is officially leasehold, Nine hundred and ninety nine year lease from 1854. Its the garden area.
It says on your website the anticipated fee for dealing with a lease extension is £495. Is that the total cost including value added tax and the HMLR fee? The price has already been agreed with the freeholder for the lease extension for my maisonette in Haydon Bridge
I'm looking at buying a flat in Haydon Bridge valued at £195,000 the flat has something like 70 years left on the lease. I put in an offer conditional upon the lease being extended... .. that was back in August, expecting I'd have completed before Christmas. They have just informed me that they are prepared to knock £3k off if I deal with the lease extension myself. I'm not sure whether that's a good idea
I own the freehold of a couple of flats. Someone has the lease on the garden flat in Haydon Bridge. I reside in the top flat. I was reviewing the title deeds today when I noticed that my flat is leasehold. There is 74 years unexpired. If I want to do a lease extension then would I just be paying for the fees?
