Frequently asked questions relating to Hatton Park Lease Extensions
We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 928 years remaining so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any advice would be much appreciated.
I am about to put an offer in on a garden flat in Hatton Park with a lease of 61 years but unsure how much it will cost me to renew so I can put in an offer given to future cost of a lease extension.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I have contacted my freeholder to extend my lease for my flat in Hatton Park. Her property lawyers has been in contact with fees etc. I need an estimate for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started December 199.
I need to talk to you about an apartment in Hatton Park, I am considering buying at auction in the next few days. The flat only has a few years outstanding and I am curious about how much it would cost to get a lease extension and for your services.
My mortgage provider requires several hundred pounds for their lawyers to approve the lease extension deed for my flat in Hatton Park... I am unable to find any reference of this in my mortgage contract... is this a usual cost that they charge?
We have a residential flat in Hatton Park with 79 years to run. Last year we were quoted a deal to have a lease extension for another 25 years but also increase ground rent from notional to a little more..plus a premium I think of approximately 9k. Finally we have decided to go ahead but do we now have to start the negotiations again?
We are looking to extend our lease having owned the property for two years as of 21st Jan 2016. It has around 75 years remaining currently. Hoping to get a lease extension by way of an additional 90 years as quickly and stress free as is reasonably achievable.
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
We have been in discussion with our freeholder after having a valuation on our garden flat in Hatton Park. We have a 60 year lease and we wish to increase this to 99. The Freeholder has given us with a premium amount that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a solicitors to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
