FAQs concerning Hatton Park Lease Extensions

  • My name´s Austin. I’m property hunting in Hatton Park I'm thinking about offering on a three bed flat online, with roughly 63 years remaining, how much does it cost on average to get a lease extension by, say, ninety years?
  • I have shares in the freehold of 2 blocks of flats comprising of six flats each. Two of the leaseholders want to extend their leases and I'm enquiring about the procedure for this
  • My wife has an apartment in Hatton Park which we have just put on the market. The leasehold has roughly 65 years outstanding on it and we are concerned this will come up for anyone who may be interested. I am interested in more information on how we commence arranging a lease extension? Thank you.
  • I need to extend my existing lease can you help me with that? I think it has sixety four years unexpired
  • We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 798 years balance left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any guidance would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I will soon view a two bedroom maisonette, although not exactly my ideal property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 55 years left on the lease. It is also a repo so I'm guessing that the lender will not be interested in doing a lease extension. My main concern is would the short lease make it difficult to secure a mortgage?
  • My mortgage lender is requesting several hundred pounds for their to approve the lease extension deed for my flat in Hatton Park... I can find no reference of this in my mortgage contract... is this a usual cost that they charge?
  • I am the freeholder of a Victorian property split into two apartments. I live in the top floor flat and my neighbour in the lower flat. My neighbour has approached me for a lease extension from the current fivety five years. What are my next steps?
  • My partner and I are hoping to purchase a property (a maisonette inHatton Park with share of freehold). During our search, we were always looking at flats that had a minimum 84 years unexpired. We found a place we liked and the selling agent promised us that the lease was long albeit not specifying a number. Today our advised us the lease only has 54 years and thus requires a lease extension. Should we walk away, or should we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
