Common questions relating to Haslemere Lease Extensions
I own a maisonette in Haslemere that I now cannot sell as a result of the lease requiring a lease extension. What's your solicitors fee ?
I am interested in getting a lease extension for a flat in Haslemere and want to use a local conveyancers. Is there a solicitors that you can recommend?
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 928 years unexpired so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
I own a maisonnette and the freehold title. My upstairs neighbours have asked to extend the lease what do I need to do?
I am going to purchase a flat based in Haslemere. My offer is subject to the lease extension. The flat owner’s property lawyers has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Leeds Building Society. Moreover, which are the following lease extension steps to complete the purchase?
I am a FTB of a leasehold flat in Haslemere. The lease has just sixety seven years remaining and ground rent is £95. Is it possible for the flat owner to serve the Notice of Claim and then assign over the right to me as the purchaser once I complete the buying process so that I can avoid waiting for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the flat owner? Unfortunately the landlord can not be found, so I am not sure how does it work.
I am planning to get a lease extension and am wondering which step I have to do first, I have been previously advised that I have to have the finances in place before I initiate the process, is this correct?
Me and my OH are acquiring a two bedroom first floor purpose built maisonette in Haslemere which has share of freehold and a leasehold. The lease was starting to get low so the owner is in the process of extending the lease. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the house buying process is for our lawyers to do a pre-completion search on the lease. The concern here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it right that we must wait pending registration of the new lease?
I am the registered freeholder to two flats. Someone has the lease on the lower flat in Haslemere. I occupy in the top flat. I was looking at the title deeds yesterday when I noticed that my flat is leasehold. There is 73 years outstanding. Is it possible to do a lease extension without instructing a solicitors?
I am currently negotiating a lease extension for my flat in Haslemere as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
