I'm wanting to make an offer on a house in Hampton but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Godiva Mortgages Ltd giving us the mortgage now?
We have seen a house for sale for £215k and we are very keen on but we've just found out that it is leasehold. There are 899 years remaining so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? The lease was starting to get low so the owner is in the process of dealing with a lease extension. The seller has submitted the lease extension paperwork to HMLR. An essential part of the house buying process is for our conveyancing practitioners to do a "priority search" on the lease. The problem here is that as a lease extension has been submitted we've been told by our property lawyers it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it right that we must hold on until the new lease is registered?

I am currently negotiating a lease extension for my flat in Hampton as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
