I am looking to purchase a garden flat in Hambleton with a lease of fivety seven years but have no idea how much I will have to spend to renew so I can put in an offer given to future cost of a lease extension.
I own a maisonnette together with the freehold reversion. My upstairs neighbours have asked to extend the lease what do I need to do?
I am about to view a two bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has seventy nine years residual lease term on the lease. It is also a repo so I'm guessing that the lender will not be interested in extending the lease. My main concern is would the short lease make it difficult to secure a mortgage?
I have my suspicions that my niece might have had the wool pulled over her eyes. She submitted an offer on a garden flat in Hambleton, where the lease is about fivety five years but she was advised by the selling agents that the flat owner had extended it to 99 years. She has now been informed the flat owner was waiting for her to instruct conveyancers ahead of instigating the lease extension. Sounds underhand, also it may take a while to sort it all out. Am I being too sceptical?

My property lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Coming up to 2 years that I have owned my garden flat in Hambleton. I have sixety years outstanding on the lease. I am now wanting to buy a share of freehold or a lease extension. I purchased the property for 320K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my conveyancing practitioners about the process, he answered most of my questions but just have one left: In terms of surveyors - how do I go about finding one?
I am the freeholder of a property in Hambleton and a leaseholder would like a lease extension. Her valuer has suggested a figure of £9,000, but has increased this by £2,000 at the drop of a hat. My surveyor has put forward a much higher figure. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what fee would I be likely to face?
I have sixety four years remaining on my lease of a ground floor flat in Hambleton, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is reasonable
