Examples of recent questions relating to Lease Extensions in Ham
We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 899 years outstanding so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any information would be much appreciated.
Hi. I need a lawyers to have a look at my lease extension prior to it being completed just to ensure there's nothing that I haven't seen - it's just a reissue with a few minor changes.
We are in a building of four flats in Ham and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
We have a residential flat in Ham with seventy seven years unexpired. Last year we were quoted a deal to have a lease extension for another thirty years but also uplift the ground rent from notional to £300 per annum..plus a premium I think of about 9k. Finally we have decided to go ahead but do we now have to renegotiate?
My husband and I have a GFF based in Ham. There is 80 years unexpired on the lease and we want a lease extension. How much will it likely cost to get a lease extension by, say,25 years
Me and my sister are proceeding with buying a ground floor flat in Ham. I was assured that the lease had been extended (58 years remaining prior to extension). The description on the listing said "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The seller apparently has a quote but no funds to extend as a result the flat owner wants to exchange and use the 10% deposit for the lease extension. My question is is it not odd that my lawyers failed to pick this up far earlier than just before exchange?
I am planning to extend the lease on my one bed flat in Ham I am looking for a local company to calculate the premium. I have a quote from the landlord. I would like to go forward as soon as possible, but for the right premium and fee.
I'm living at mum and dad but have a one bedroom first floor purpose built flat in Ham let out which has a fivety six year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Ham for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
Me and my sister are in the throws of buying a property (a maisonette inHam with share of freehold). During our search, we were always looking at properties that had a minimum 84 years balance left. We came across a flat we fell in love with and the selling agent assured that the lease term was not an issue. This morning our property lawyers advised us the lease only has 60 years and thus needs a lease extension. Do we walk away, or do we reduce our offer?
We are concerned about seeking a lease extension from a difficult freeholder. Even though the legal procedures were followed under the appropriate legislation, the landlord still tried to get ground rent of £300 doubling every twenty years of the new term. Can you help?
