My co-lessees and I are in a building consisting of three flats in Hadleigh and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
I am considering whether to purchase the freehold or a lease extension of my property in Hadleigh and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I plan to simultaneously get a new mortgage with Bank of Scotland to free up equity. The adviser handling the remortgage suggested I get two estimates : one for the lease extension and one for the freehold acquisition .The lease started in 1972 and since then the ground rent has increased from £38.00 per annum to £200 per year.
We would like to extend our lease having owned the property for 2 years as of 1st May 2015. It has slightly more than 76 years remaining currently. Hoping to get a lease extension by another 90 years as quickly and stress free as possible.
My OH and I had entered into a purchase of a garden flat in Hadleigh. I was advised by the EA that the lease extension had already been completed while on a viewing (73 years outstanding prior to extension). The description on the listing stated "sold with a long lease". It transpires at the point of exchange of contracts we find that the lease has not been extended. The vendor supposedly has a quote but no funds to extend and consequently the current owner wants to exchange and use the 10% deposit to extend the lease. My question is how is possible that the estate agent got it so wrong?
I am the owner of a purpose-built flat in a small block in Hadleigh. The leasehold interest in the flat on a ninety five year lease started from 2nd March 1980 with a non-reviewable yearly rent of 45. I wish to obtain a lease extension. Can I call someone to go through my options please?
If somebody owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
Are you able to provide an estimate to extend my mother’s lease on a one bedroom ground floor purpose built flat in Hadleigh. She already has a figure from the landlord for a lease extension but I am not sure it is too high.
We have a ground floor flat in Hadleigh with a lease of 57 years left with a value of around £290000 we want to add 90 years to it, how much is that likely to cost?
