Think I may have made an error, I am seeking a conveyancing practitioners in Great Sankey who has Leasehold Tribunal expertise in relation to lease extensions. Is this something you can assist me with?
I am about to view a two bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has 69 years outstanding on the lease. It is also a repossession so I'm assuming that the vendor will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
I have my suspicions that my daughter is being hoodwinked. She put in an offer on a garden flat in Great Sankey, where the lease is about 79 years but she was informed by the estate agents that the owner had extended it to 99 years. Only now has she been informed the owner was waiting for her to appoint lawyers prior to commencing with the lease extension. Sounds unscrupulous, also it will take a while to sort it all out. What do you think?
Re a residence in Great Sankey. GFF maisonette. fivety eight yrs remaining. I have negotiated a lease extension price of £20k for 125yrs. Landlord also insisted on Initial Notice which I think should not be necessary. Advice required.
My leasehold flat in Great Sankey is up for sale and I have a hopefully firm offer. There is eighty one years remaining on the lease and I want a lease extension. How much will it likely cost to extend in this area by, say,45 years
My brother and I are proceeding with buying a one bed flat in Great Sankey. I was advised by the EA that the lease extension had already been completed while on a viewing (sixety eight years unexpired lease prior to extension). The sales particulars stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The vendor supposedly has a quote but no finances to extend as a result the current owner intends to exchange and use the 10% deposit for the lease extension. My question is is it not odd that my solicitors didn't pick this up far earlier than just before exchange?
I am in need of some help with a lease extension. I live in Dublin but the flat in question is based in Great Sankey. I would be grateful if you can give me a call when you get a chance to discuss the case.
Coming up to 2 years that I have owned my three bedroom ground floor purpose built flat in Great Sankey. I have 57 yrs outstanding on the lease. I am now looking either to buy a share of freehold or a lease extension. I purchased the property for 350K, it is now roughly 445k. I understand that 90 years is the period most people extend. I spoke to my property lawyers about the process, he answered most of my questions but just have one left: What can I expect in terms of surveyors charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process goes to LVT)?
