I'm looking at acquiring a flat in Godalming at a price of £256,000 the flat has something like 69 years remaining on the lease. My offer was subject to a lease extension... .. that was back in November, expecting I'd be in before Christmas. They have just come back saying that they are prepared to reduce the price by£7k if I deal with the lease extension myself. I'm not sure if I should take them up on the offer
My fiance and I are buying a garden flat in Godalming which has share of freehold and a leasehold. The lease was on the short side so the vendor is in the process of dealing with a lease extension. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the house buying process is for our conveyancing practitioners to do a "priority search" on the property title. The problem here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we must hold on until the lease extension has actually been registered before completing.?
We are in the throws of buying a property (a maisonette located inGodalming with share of freehold). Throughout our search, we were always looking at apartments that had at least 84 years unexpired. We came across a apartment we liked and the selling agent assured that the lease was long albeit not specifying a number. This morning our conveyancing practitioners informed us the lease only has 74 years and therefore needs a lease extension. Should we walk away, or do we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my studio flat in Godalming
