My mortgage lender is requesting a £450 fee for their conveyancers to approve the lease extension deed for my flat in Gnosall... I can find no reference of this in my mortgage booklet... is this a usual charge?
My conveyancers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I am planning to extend the lease on my garden flat in Gnosall I am looking for a local company to calculate the premium. I have a premium value that the freeholder has given me. I would like to go forward as soon as possible, but for the right premium and fee.
Hello I own the freehold interest in a 3 bedroom flat in Gnosall. The leaseholder has a 63 year lease and would like to purchase another 125 years. He is offering me £21,000 but I am unsure if this is in the right ballpark
I'm intent on acquiring an apartment in Gnosall valued at £195,000 the flat has just under fivety seven years left on the lease. My offer was conditional upon the lease being renewed... .. that was back in June, expecting I'd have completed by Christmas. The seller has just informed me that they are prepared to knock £5k off if they don't have to deal with the lease extension. I'm unsure whether that's a good idea
Me and my OH are acquiring a two bedroom second floor purpose built flat in Gnosall which has share of freehold and a leasehold. The lease was on the short side so the owner commenced extending the lease. The seller has submitted the lease extension paperwork to HMLR. An essential part of the conveyancing process is for our solicitors to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we have to hold on pending registration of the new lease?
I am the freeholder of a property in Gnosall and a leaseholder would like a lease extension. Her so called valuation expert has suggested a figure of £8,000, but has upped this to £10,000 without too much effort. My surveyor has come back with £12,520. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to tribunal, can I handle the matter myself, just equipped with the valuations I have? If not, what fee would I be likely to face?
