FAQs concerning Garndolbenmaen Lease Extensions
Hello, I am looking somewhere around or in Garndolbenmaen 8-10 years lease remaining houses. I dont know if I am on the correct site. Can I find lease remaining houses from here?
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 798 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without owning the property. Any help would be much appreciated.
The terms for the lease on my flat in Garndolbenmaen are 101 years from 10 Jan 1980. Please provide me a quote for a lease extension if I give you more details please?
I am looking at buying an auction property and came upon a one bed flat in Garndolbenmaen. It only has a 41 year lease..the current owner being mortgagees in possession dont want to mess around with seeking a lease extension..what are the disadvantages of this other than the costly fee to put a new lease on it and decreased chance of getting a mortgage with Godiva Mortgages Ltd?
My wife and I have a ground floor flat in Garndolbenmaen with 66 years unexpired. Ten months ago we were quoted a deal to grant a lease extension for a further thirty years but also increase ground rent from nominal to £250 per annum..plus a premium I think of approximately 14k. We have now decided to proceed but do we now have to start the negotiations again?
Me and my wife are proceeding with buying a one bedroom apartment in Garndolbenmaen. I was advised by the EA that the lease extension had already been completed while on a viewing (60 years outstanding prior to extension). The sales particulars stated "sold with a long lease". It turns out as we are about to exchange of contracts we find that there has been no lease extension. The flat owner apparently has a quote but no money to extend as a result the flat owner intends to exchange and use the deposit monies for the lease extension. My question is have the estate agents breached any law by misrepresenting the position concerning the lease term?
If a leaseholder owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
Me and my partner have been in discussion with our freeholder after having a valuation on our maisonette in Garndolbenmaen. We have a seventy nine year lease and we wish to increase this to 99. The Freeholder has given us with a premium amount that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on the lease extension.
We currently own a garden flat in Garndolbenmaen and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 76 years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Can you offer some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
