My mortgage provider is requesting a £450 fee for their property lawyers for a "deed of substituted security" for the lease extension for my flat in Furzedown... I am unable to find any mention of this in my mortgage booklet... is this a usual charge?

We had entered into a purchase of a ground floor flat in Furzedown. I was told that the lease had been lengthened (seventy six years left prior to extension). The sales particulars stated "sold with a long lease". It turns out at the point of exchange of contracts we find that there has been no lease extension. The homeowner apparently has a quote but no finances to extend as a result the vendor wishes to exchange and use the deposit monies for the lease extension.
