20,000 agreed with the freeholder, just attempting to find a Fradley for a lease extension. Our lease has circa sixety one yrsoutstanding. How long will this take ?
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 928 years unexpired so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any advice would be much appreciated.
I am looking to purchase a maisonette in Fradley with a lease of seventy six years but not sure how much I will have to spend to renew so I can put in an offer given to future cost of a lease extension.
I'm planning on buying a one bedroom apartment (leasehold) but the freeholder has been missing for circa 15yrs. My question is would it be less expensive to try to acquire the reversionary title or to get a lease extension and apply for RTM?
I am a FTB of a leasehold flat in Fradley. The lease has just 78 years unexpired and ground rent is £25. Is it possible for the current owner to serve the Section 42 Notice and then assign this right to me as the purchaser once I complete the buying process so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the vendor? To add to the complexity it’s the case of an absent freeholder, so I am not sure how this will play out.
I own a purpose-built apartment based in a large development in Fradley. The leasehold interest in the flat on a ninety five year lease which commenced from 30th January 1970 with a non-reviewable ground rent of £15 per annum. I wish to obtain a lease extension. Is it possible for me to talk with someone to discuss my options please?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I note that your website states the anticipated fee for dealing with a lease extension is £495. Is that the total cost including vat and the HMLR fee? The price has already been agreed with the freeholder for the lease extension for my maisonette in Fradley
Hopefully an easy question for you, how much are the legal fees for a lease extension on a residential property in Fradley for a two bed flat - section 42 is already served?
