  • I'm about to make an offer on a house in Forty Hill but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Virgin Money giving us the mortgage now?
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I will soon view a two bedroom apartment, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has 62 years remaining on the lease. It is also a repossession so I'm assuming that the lender will not be interested in doing a lease extension. My primary concern is would the short lease make it difficult to secure a mortgage?
  • I have my suspicions that my niece might be having the wool pulled over her eyes. She put in an offer on a two bedroom first floor purpose built flat in Forty Hill, where the lease is circa seventy eight years but she was advised by the estate agents that the owner had extended it to 99 years. Only now has she been told the flat owner was waiting for her to appoint solicitors before commencing with the lease extension. Seems odd to me, also it could take months to sort it all out. Am I being too sceptical?
  • I am a landlord of a block of flats in Forty Hill, and the lessees are in the process of being issued lease extensions. I anticipate receiving the money next week. Are there any tax implications, the property is co-owned with my partner ?
  • My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?

  • We currently own a studio flat in Forty Hill and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has 73 years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Do you have some advice on this? Should I contact the freeholder first and will they be able to give me a cost?
