  • I'm wanting to make an offer on a house in Fitzrovia but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Nationwide Building Society giving us the mortgage now?

The leasehold interest in the flat on a 99 year lease started from 30th November 1969 with a non-reviewable ground rent of £25 per annum. I would like to obtain a lease extension. Can I call someone to go through my options please?
  • I would like some advice on leasehold property buying. We are going to buy a semi detached house which is leasehold property is there any problem involved or hidden costs. What are the downsides of purchasing a leasehold house in Fitzrovia area with a loft extension..We are really concerned as we are first time buyers...Please advise if we want to rent out the property?
  • If a leaseholder owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
  • Hopefully an easy question for you, how much are the legal fees for a lease extension on a residential property in Fitzrovia for a one bed flat - section 42 having been issued?
  • I'm seeking some help concerning a lease extension on my flat. I'll be looking to do this next winter as we need to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good lawyers with expertise in lease extensions. Preferably based in Fitzrovia?
  • We currently own a ground floor flat in Fitzrovia and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has fivety four years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Should I contact the landlord first and will they be able to give me a cost?
  • I am currently negotiating a lease extension for my flat in Fitzrovia as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
