We are in the throws of buying a home (a one bedroom apartment located inFetcham with share of freehold). During our search, we were always looking at properties that had at least 83 years residual lease term. We identified a flat we liked and the selling agent promised us that the lease was long albeit not specifying a number. Today our advised us the lease only has 72 years and thus needs a lease extension. Do we walk away, or do we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?

If not, what fee would I be likely to incur?
