Common questions relating to Fenham Lease Extensions
We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 899 years outstanding so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any information would be much appreciated.
Hi. I need a lawyers to have a look at my lease extension prior to it being completed just to ensure there's nothing that I haven't seen - it's just a reissue with a few minor changes.
We are in a building of four flats in Fenham and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
We have a residential flat in Fenham with seventy seven years unexpired. Last year we were quoted a deal to have a lease extension for another thirty years but also uplift the ground rent from notional to £300 per annum..plus a premium I think of about 9k. Finally we have decided to go ahead but do we now have to renegotiate?
My apartment in Fenham is up for sale and I have a hopefully firm offer. There is 79 years unexpired on the lease and I want to extend the lease. How much does it cost on average to get a lease extension by, say,35 years
Offer accepted on a a one bedroom ground floor purpose built flat in Fenham, were told numerous times by the EA that the lease was in excess of 100 years, we have just had our mortgage offer sent through which states the lease as eighty years. We are soon to exchange contracts within a week. My question is why has this only just been brought to my attention by my lawyers?
I am planning to extend the lease on my one bed flat in Fenham I am looking for a local company to calculate the premium. I have a quote from the landlord. I would like to go forward as soon as possible, but for the right premium and fee.
I'm living at mum and dad but have a one bedroom first floor purpose built flat in Fenham let out which has a fivety six year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Fenham for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
Me and my sister are in the throws of buying a property (a maisonette inFenham with share of freehold). During our search, we were always looking at properties that had a minimum 84 years balance left. We came across a flat we fell in love with and the selling agent assured that the lease term was not an issue. This morning our property lawyers advised us the lease only has 60 years and thus needs a lease extension. Do we walk away, or do we reduce our offer?
We are concerned about seeking a lease extension from a difficult freeholder. Even though the legal procedures were followed under the appropriate legislation, the landlord still tried to get ground rent of £300 doubling every twenty years of the new term. Can you help?
