Hi, I am looking somewhere around or in Faringdon 8-10 years lease remaining houses. I dont know if I am on the right site. Can I find lease remaining houses from here?
I am looking to either purchase the freehold or a lease extension of my property in Faringdon and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I will be doing a remortgage with Accord Mortgages Ltd to release of equity. The broker handling the remortgage suggested I get two estimates : one for the lease extension and one for outright purchase .The lease started in 1972 and since then the ground rent has been raised from £15.00 per annum to £200 per annum.
How much will it cost me and what is the best way to get a lease extension started? I have around 78 years remaining on my lease on a three bedroom second floor purpose built maisonette in Faringdon. I have called the managing agents who act on behalf of the landlord and they sent me the number for the surveyor. I telephone the surveyor but I am not receiving any calls back.
Ref a residence in Faringdon. GFF maisonette. 62 yrs remaining. I have an agreed lease extension to £14k for 135yrs. Landlord also requested Initial Notice which I think is a tad over the top. Advice required.
Me and my OH are considering buying a maisonette in Faringdon which is a leasehold. I am wondering what are the advantages and disadvantages of that - what occurs when lease ends, the cost of a lease extension, can the freeholder of the land evict me from my own flat and prevent me from extending the lease?
My (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
We have owned a leasehold flat for around fifteen years. It now has seventy seven years left on the lease. Following a year of difficult negotiations through my and, mainly, surveyor I now have an offer from the freeholder. I am at a decision point on whether to accept it or go to LVT and would welcome some independent thoughts.
I am the freeholder of a property in Faringdon where the leaseholder would like a lease extension. Her valuer has given a figure of £8,000, but has upped this to £10,000 without too much effort. My valuer has suggested a much higher amount. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what costs would I be likely to incur?
I have seventy years remaining on my lease of a ground floor flat in Faringdon, the Landlord requires a £18k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is too high
I am currently negotiating a lease extension for my flat in Faringdon as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
