Fareham Lease Extensions: Q and A’s
35k agreed with the landlord’s agents, just seeking to find a Fareham for a lease extension. Our flat has nearon seventy seven yearsunexpired lease. How long will this take ?
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I'm considering buying a garden flat (leasehold) but the freeholder has been absent for nearly 15yrs. My query is would it be less expensive to try to purchase the freehold or to get a lease extension and apply for right to manage?
I have my suspicions that my niece might be having the wool pulled over her eyes. She submitted an offer on a one bedroom apartment in Fareham, where the lease is around fivety four years but she was told by the selling agents that the homeowner had extended it to 99 years. She has now been told the seller was holding off for her to instruct solicitors prior to commencing with the lease extension. Sounds underhand, also it may take time to sort it all out. What do you think?
My mortgage provider requires a £600 fee for their to agree a lease extension for my flat in Fareham... I can find no reference of this in my mortgage contract... is this a usual charge?
I am in need of some help with a lease extension. I live in Belfast but the property in question is based in Fareham. I would be grateful if you can give me a call when you get a chance to discuss the case.
If a leaseholder owns a flat with a lease of under 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not extending the lease?
We have been in discussion with our freeholder after having a valuation on our garden flat in Fareham. We have a fivety seven year lease and we wish to increase this to 99. The Freeholder has provided us with a financial figure that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on our behalf.
We are are hoping to complete on a ground floor flat in Fareham which has share of freehold and a leasehold. The lease was starting to get low so the seller commenced extending the lease. The vendor has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our to do OS1 search on the lease. The problem here is that as a lease extension has been submitted we've been told by our it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it right that we must wait until the lease extension has actually been registered before completing.?
We currently own a three bedroom second floor purpose built flat in Fareham and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy nine years left. Not sure what to do, have read some bits on the web saying it will be 20k plus to get a lease extension. Do you have some advice on this? Should I contact the landlord first and will they be able to give me a cost?
