Falconwood Lease Extensions: Q and A’s

  • I am looking for a rough estimate of what a lease extension will cost for a flat I would like to purchase. It has 60 years outstanding.
  • We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 928 years unexpired so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any guidance would be much appreciated.
  • I am a freeholder of a block of flats in Falconwood, and the tenants are in the process of being issued lease extensions. I should hopefully get the money next month. How does the tax work, the property is co-owned with my wife ?
  • My wife and I have a first floor flat in Falconwood with fivety five years unexpired. Last year we were quoted a deal to grant a lease extension for another thirty years but also uplift the ground rent from nominal to a little more..plus a premium I think of approximately 10k. We have now decided to proceed but do we now have to renegotiate?
  • We are considering buying a garden flat in Falconwood which is a leasehold. I am wanting to weigh up the pros and cons of that - what happens when lease ends, the cost of a lease extension, can the freeholder of the property evict me from my own flat and prevent me from extending the lease?
  • Me and my partner are proceeding with a purchase of a garden flat in Falconwood. I was advised by the EA that the lease extension had already been completed while on a viewing (fivety five years left prior to extension). The description on the listing said "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The flat owner apparently has a quote but no funds to extend and consequently the vendor wishes to exchange and use the deposit monies to extend the lease. My question is as the lease hasn't been extended is there not a danger that it would breach my lenders lease length criteria?
  • I do not need a lease extension but I do need a vesting order on a property I want to purchase in Falconwood. The house is freehold but the garden is officially leasehold, Nine hundred and ninety nine year lease from 1889. Its the rear garden.
  • My wife and I have been in discussion with our freeholder after having a valuation on our two bedroom first floor purpose built flat in Falconwood. We have a sixety four year lease and we wish to increase this to 99. The Freeholder has provided us with a financial figure that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a conveyancers to handle this for us. Can you please provide me what your costs would be to act on our behalf.
  • I was hoping you might be able to tell me the process of how to apply for a lease extension for my garden flat in Falconwood
  • I have a lease of 56 years remaining on my flat in Falconwood. We are looking for a lease extension, so we contacted our freehold company and they came back with a quote that was double the amount and half the extension time that the lease extension calculator provided. Is there anyway, without racking up a huge legal bill, we can ask the freehold company to provide their computation of the amount and how they derived to it?
