Common questions relating to Emsworth Lease Extensions
I'm wanting to make an offer on a house in Emsworth but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect The Mortgage Works giving us the mortgage now?
We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 798 years residual lease term so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any feedback would be much appreciated.
I acquired a maisonette in Emsworth with a leasehold unexpired of 65 years. I am curious about how much I will need to spend to extend my lease term
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am looking to either purchase the freehold or a lease extension of my property in Emsworth and have been in touch with the freeholder, have had quote for around £3k to extend the lease. I will be doing a refinance with Norwich and Peterborough Building Society to release of equity. My adviser dealing with the remortgage suggested I get two estimates : one to extend the lease and one for the freehold purchase .The lease began in 1979 and since then the ground rent has increased from £38.00 per year to £200 per year.
I'm looking for an apartment to purchase in Emsworth and I'm not really familiar with the leasehold arrangement. I've identified a studio flat I like with a 90 years lease. My research reveals that I can apply for a lease extension after a couple of years, but:- Should I be looking at some conditions that would prevent me for getting a lease extension?
I am about to view a one bedroom apartment, although not exactly my perfect property it has enough positives to suit me very well for my present circumstances. However after downloading a copy of the title I've learnt that it only has sixety seven years left on the lease. It is also a repossession so I'm assuming that the vendor will not be interested in doing a lease extension. My main concern is would the short lease make it difficult to secure a mortgage?
Although I do not need a lease extension but I do need a vesting order on a property I want to buy in Emsworth. The house is freehold but the garden is officially leasehold, 995 year lease from 1895. Its the garden area.
I'm hoping for some advice concerning extending the lease on my apartment. The intention is to do this next June as we must move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good with expertise in lease extensions. Ideally based in Emsworth?
