I am looking for a conveyancing practitioners in Eccleston and they need to be on the Skipton Building Society approved conveyancers panel as we need a lease extension and remortgage simultaneously. Are you able to recommend any please ?
I have contacted my freeholder for a lease extension for my flat in Eccleston. Her conveyancing practitioners has been in contact with charges etc. I need a quote for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started May 1990.
Think I may have made an error, I am actually looking for a conveyancing practitioners in Eccleston who has Leasehold Tribunal expertise when it comes to lease extensions. Is this something you can assist me with?
I am looking to either purchase the freehold or a lease extension of my property in Eccleston and have been in touch with the freeholder, have had quote for around £3k to extend the lease. I will be doing a get a new mortgage with Clydesdale to free up equity. My adviser handling the remortgage suggested I get two estimates : one to extend the lease and one for outright purchase .The lease started in 1972 and since then the ground rent has increased from £25.00 per year to £300 per year.
I will soon view a one bedroom flat, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has seventy three years residual lease term on the lease. It is also a repo so I'm guessing that the vendor will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
We wish to extend our lease having owned the property for two years as of 22nd Jan 2016. It has circa 59 years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as is reasonably achievable.
I own the freehold to two flats. Someone has the lease on the garden flat in Eccleston. I occupy in the upper flat. I was looking at the land registry documents yesterday when I noticed that my flat has a lease on it. There is 66 years left. If I want a lease extension then would I simply be paying for the solicitors fees?
I'm hoping for some advice concerning a lease extension on my apartment. I'll be looking to do this next summer as we must move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Can you recommend a good property lawyers with expertise in lease extensions. Ideally based in Eccleston?
My mother is aware that others in the same building had already had a lease extension, and the landlord seemed reasonable. Therefore is seems worth taking risk of not having formal survey and base the initial offer on on the prices by others . This would save on double valuation fees. Would you recommend this course of action?
I am currently negotiating a lease extension for my flat in Eccleston as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
