  • Me and my wife have been in discussion with our freeholder after having a valuation on our one bedroom first floor purpose built maisonette in East Sheen. We have a 54 year lease and we wish to increase this to 99. The Freeholder has supplied us with a premium amount that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a lawyers to handle this for us. Can you please provide me what your costs would be to act on our behalf.
  • I'm intent on buying an apartment in East Sheen at a price of £210,000 the flat has approximately seventy five years left on the lease. I put in an offer subject to the lease being extended... .. that was back in September, expecting I'd be in before now. They have just informed me they are willing to knock £5k off if I deal with the lease extension myself. I'm not sure whether that's a good idea
  • We are purchasing a one bedroom ground floor purpose built flat in East Sheen which has share of freehold and a leasehold. The lease was on the short side so the seller is in the process of dealing with a lease extension. The owner has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the house buying process is for our lawyers to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our conveyancers it may not be possible to do this "priority search" right now as the new lease title number has not been issued. Is it correct that we have to hold on pending registration of the new lease?
  • My OH and I are hoping to buy a property (a maisonette based inEast Sheen with share of freehold). Throughout our search, we were always looking at apartments that had at least eighty five years balance left. We identified a flat we liked and the estate agent assured that the lease term was not an issue. Today our conveyancers advised us the lease only has seventy two years and thus needs a lease extension. Should we run away, or do we lower our offer by the estimated difference in value resulting from the short lease term setting aside that money to cover the lease extension?
  • I'm hoping for some help with regard to a lease extension on my maisonette. The plan is to do this in nine months time as we have to move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the LVT route. Do I look to complete the lease extension now or wait until I sell my place and have it all tied in with the property sale?
  • I am currently negotiating a lease extension for my flat in East Sheen as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
  • I'm looking for some advice with regard to a lease extension on my one bed flat in East Sheen. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to extend it now or wait until I sell my place and have it all tied in with the property sale?
