Eaglescliffe Lease Extensions: Q and A’s

  • We have seen a house for sale for £215k and we are very keen on but we've just discovered that it is leasehold. There are 928 years left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.

  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I'm planning on buying a maisonette (leasehold) but the freeholder has been absent for around 15yrs. My query is would it be cheaper to try to acquire the reversionary title or to get a lease extension and apply for right to manage?

  • My OH and I are proceeding with buying a two bedroom first floor purpose built flat in Eaglescliffe. I was assured that the lease had been lengthened (73 years left prior to extension). The description on the listing said "sold with a long lease". It turns out as we are about to exchange of contracts we find that there has been no lease extension. The owner apparently has a quote but no finances to extend as a result the homeowner intends to exchange and use the deposit monies to extend the lease. My question is as the lease hasn't been extended is there not a danger that Chelsea Building Society won't lend on a lease?
  • I intend to buy a one bed flat in Eaglescliffe for asking price of 145k, which has 58 years lease left on it. Seller doesn't want to extend the lease for even if I were to pay the money to the seller. My query is: If landlord does not agree to a marriage value (part of lease extension fees) of surveyor, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
  • My and my husband are concerned about obtaining a lease extension from a difficult landlord. Notwithstanding that the correct procedures were adhered to under the appropriate legislation, the freeholder still attempted to charge ground rent of £200 increasing by 100% every 25 years of the new lease. Can you assist?
