Dunvant Lease Extensions: Q and A’s

  • I am looking for a lease extension on the lease on my maisonette in Dunvant which will have sixety four years left in June. What fees apply?
  • We have seen a house for sale for £215k and we are very interested but we've just discovered that it is leasehold. There are 798 years remaining so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any guidance would be much appreciated.
  • I plan on buying a flat in Dunvant. The offer is subject to the lease extension. The seller’s conveyancing practitioners has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Aldermore. Moreover, which are the following lease extension steps to complete the purchase?
  • I will soon view a two bedroom maisonette, although not exactly my perfect property it has enough positives to suit me very well for my present situation. However after obtaining a copy of the title I've learnt that it only has 77 years unexpired on the lease. It is also a repo so I'm guessing that the vendor will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
  • We are looking to extend our lease having owned the property for 2 years as of 13th March 2016. It has about 78 years remaining currently. Hoping to get a lease extension with a further 90 years as expeditiously and stress free as possible.
  • I am seeking advice as I am interested in a property that has only a seventy two year lease and therefore requires a lease extension. Can I call someone to discuss my options please?
  • I'm intent on acquiring a flat in Dunvant valued at £210,000 the flat has just under 73 years remaining on the lease. I put in an offer conditional upon the lease being extended... .. that was back in November, hoping I'd have completed by now. The seller has just come back saying they are willing to knock £4k off if they don't have to deal with the lease extension. I'm unsure whether that's a good idea
  • I am the freeholder of a property in Dunvant and a leaseholder has requested a lease extension. Her valuer has suggested a figure of £8,000, but has increased this by £2,000 without too much effort. My surveyor has come back with £12,520. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to a FTT, can I deal with this myself, just equipped with the valuations I have? If not, what fee would I be likely to face?
  • My and my husband know that others in the same block previously had a lease extension, and the landlord seemed reasonable. Therefore is seems worth taking risk of not having formal valuation and calculate the initial offer on previous prices . This would save on double valuation fees. Would you suggest this course of action?
  • I require an estimate to extend my mum’s lease on a ground floor flat in Dunvant. She already has a figure from the freeholder for a lease extension but I am far from certain if it is too high.
