My name´s Leo. I’m property hunting in Dulwich I'm considering offering on a garden flat online, with circa seventy four years unexpired lease, how much will it likely cost to extend in this location by, say, 35 years?
I just completed on a property in Dulwich and it has roughly seventy six years outstanding. I'd like to arrange a lease extension by twenty years
I acquired a 2 bed flat in Dulwich. The lease started in 1991 for 99 years. Now I am looking for a lease extension. I am uncertain about further expenses, could you tell me please how much I should expect to spend on this?
Is it possible to talk with you about a leasehold property in Dulwich, I am thinking of bidding at auction in the next few days. The flat only has a few years unexpired lease and I wanted to inquire about how much it would cost to get a lease extension and for your services.
I am thinking about whether to purchase the freehold or a lease extension of my property in Dulwich and have been in touch with the freeholder, have had quote for around £4k to extend the lease. I plan to simultaneously get a new mortgage with Halifax to free up equity. My adviser handling the remortgage suggested I get two estimates : one to extend the lease and one for outright acquisition .The lease started in 1979 and since then the ground rent has increased from £38.00 per annum to £125 per year.
I am a FTB of a leasehold flat in Dulwich. The lease has just sixety four years balance left and ground rent is £25. Is it possible for the current owner to serve the Notice of Claim and then transfer this right to me as the buyer once I complete the buying process so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this may be possible but will it be very time costly to the seller? To add to the complexity the landlord can not be found, so I am not sure how this will play out.
I intend to buy a one bed flat in Dulwich for asking price of 125k, which has 59 years lease left on it. I appreciate that ideally, the seller would start the process by serving a section 42 notice to start the lease extension process but the seller is refusing to assist. My question is: If landlord does not agree to a marriage value (part of lease extension fees) of a valuer, how lengthy and difficult is the process of going down the route of Leasehold Valuation Tribunal?
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my partner would like to know the cost of a lease extension valuation for a property based in Dulwich. Would you be able to help?
I am currently negotiating a lease extension for my flat in Dulwich as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
