Questions and Answers: Dolwyddelan Lease Extensions

  • I’m about to offer on a one bedroom second floor purpose built flat to purchase in the Dolwyddelan area and was enquiring what the likely fees would be for a lease extension? It has 63 years as a balance left...
  • We have seen a house for sale for £185,000 and we are very interested but we've just discovered that it is leasehold. There are 899 years balance left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any help would be much appreciated.
  • I have a lease of sixety years on a property which I am looking to buy how much am I looking at for the cost to extend the lease?
  • Hello. I need a conveyancers to review my lease extension prior to it being signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor changes.
  • I have contacted my freeholder to extend my lease for my flat in Dolwyddelan. Her lawyers has been in contact regarding charges etc. I need an estimate for dealing with the legalities to secure a lease extension. The apartment currently has a 99 YR lease which started April 1985.
  • I am going to purchase a flat located in Dolwyddelan. The offer is subject to the lease extension. The flat owner’s conveyancers has given to the freeholder the Notice of Claim. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Chelsea Building Society. Moreover, which are the following lease extension steps to complete the purchase?
  • I am a first time buyer of a leasehold flat in Dolwyddelan. The lease has just 56 years left and ground rent is £95. Is it possible for the owner to serve the Initial Notice and then transfer over the right to me as the purchaser once I complete the buying process so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time consuming to the current owner? To add to the complexity the landlord can not be found, so I am not sure how does it work.
  • Hopefully an easy question for you, how much does it cost for a lease extension on a residential property in Dolwyddelan for a two bed flat - sec 42 is already served?
  • I am currently negotiating a lease extension for my flat in Dolwyddelan as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
  • I'm looking for some advice with regard to a lease extension on my studio flat in Dolwyddelan. I'll be looking to do this sometime next year as we need to move at some point then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Can you recommend a good conveyancing practitioners who specialises in lease extensions?
