I am considering buying an auction property and identified a studio flat in Dawlish. It only has a 41 year lease..the seller as mortgagees in possession will not want the aggravation of negotiating a lease extension..what are the disadvantages of this except for the costly fee to put a new lease on it and reduced chance of getting a mortgage with Aldermore?
My lawyers (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my wife have owned a leasehold flat for about twenty years. It now has 67 years remaining on the lease. Following a year of difficult negotiations through my solicitors and, mainly, surveyor I now have an offer from the landlord. I now have to make a decision as to whether to accept it or go to a Tribunal and would appreciate some independent thoughts.

I own the freehold of a couple of flats. Someone has the lease on the lower flat in Dawlish. I occupy in the upper flat. I was reviewing the land registry documents today when I noticed that my flat has a lease on it. There is 59 years left on the lease. If I want a lease extension then would I just be paying for the lawyers fees?
We currently own a one bedroom first floor purpose built flat in Dawlish and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy four years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Can you offer some advice on this? Do I contact the landlord first and will they be able to give me a cost?
