I need to negotiate a lease extension for a flat in Cranfield and want to use a local lawyers. Is there a conveyancers that you can recommend?
We have seen a house for sale for £215k and we are very interested but we've just found out that it is leasehold. There are 928 years remaining so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any feedback would be much appreciated.
We are proceeding with a purchase of a ground floor flat in Cranfield. I was advised by the EA that the lease extension had already been completed while on a viewing (72 years unexpired lease prior to extension). The sales particulars said "sold with a long lease". It turns out at the point of exchange of contracts we find that there has been no lease extension. The owner supposedly has a quote but no money to extend as a result the seller wishes to exchange and use the my deposit for the lease extension. My question is is it not odd that my conveyancers didn't spot this far earlier than just before exchange?

I know that others in the same block previously had a lease extension, and the freeholder was reasonable. It therefore appears worth taking risk of not having formal survey and base the initial offer on previous premiums paid . This would save on double valuation charges. Is this advisable?
