This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am going to purchase a flat based in Crabtree. My offer is conditional upon a lease extension. The owner’s lawyers has given to the freeholder the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Alliance & Leicester . Moreover, which are the following lease extension steps to complete the purchase?
I purchased a two bedroom second floor purpose built flat in Crabtree. I am looking for a lease extension on the property. It is approximately 80 years. I would just like to know what your charges are and how long the process takes.
Regarding a residence in Crabtree. lower maisonette. 58 yrs left. I have negotiated a lease extension price of £12,000 for 135yrs. Freeholder also requested Notice of Claim which I think should not be necessary. Advice required.
My brother and I are proceeding with buying a three bed flat in Crabtree. I was advised that the lease had been lengthened (59 years unexpired lease prior to extension). The description on the listing stated "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The homeowner supposedly has a quote but no funds to extend as a result the homeowner intends to exchange and use the 10% deposit for the lease extension. My question is is it not odd that my conveyancing practitioners failed to spot this far earlier than just before exchange?
Although I do not need a lease extension but I do need a vesting order on a property I want to acquire in Crabtree. The house is freehold but the garden is officially leasehold, 995 year lease from 1854. Its the rear garden.
