Cowfold Lease Extension - Your Legal Fees Calculator
Cowfold Lease Extensions: Q and A’s
I own a studio flat in Cowfold that I am now unable to sell due to the lease needing a lease extension. What's your legal fee ?
I'm intending to make an offer on a house in Cowfold but I'm concerned about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect HSBC Bank giving us the mortgage now?
We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 899 years left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without owning the property. Any help would be much appreciated.
I'm deliberating over purchasing a garden flat (leasehold) but the landlord has been absent for roughly 15yrs. I wonder whether it will be cheaper to try to acquire the reversionary title or to get a lease extension and apply for right to manage?
I bought a one bedroom apartment in Cowfold. I am looking to extend lease on the property. It is circa 80 years. I would just like to know what your charges are and how long the process takes.
I am concerned that my niece might be having the wool pulled over her eyes. She put in an offer on a ground floor flat in Cowfold, where the lease is slightly less 63 years but she was informed by the selling agents that the vendor had extended it to 99 years. Only now has she been told the homeowner was holding off for her to appoint lawyers ahead of instigating the lease extension. Sounds devious, also it will take time to sort it all out. What do you think?
My mortgage provider requires a £500 fee for their property lawyers for a "deed of substituted security" for the lease extension for my flat in Cowfold... I can find no reference of this in my mortgage booklet... is this a normal charge?
I own 70% in a shared ownership property with a housing association and I am considering a lease extension on a lease which is now around sixety nine years. I need a conveyancing practitioners at my end. Can you advise please? I live near Cowfold and have a mortgage with Bank of Scotland.
I'm hoping for some advice with regard to extending the lease on my apartment. The plan is to do this next winter as we must move then. Unfortunately the current lease is now very short and therefore I'm guessing it'll be expensive to extend. I'm also thinking that I'll probably have to go down the tribunal route. Should I look to complete the lease extension now or wait until I sell my place and have it all tied in with the property sale?
I am currently negotiating a lease extension for my flat in Cowfold as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
