FAQs concerning Colsterworth Lease Extensions

  • We have seen a house for sale for £195k and we are very keen on but we've just discovered that it is leasehold. There are 798 years remaining so a lease extension is not required. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any suggestions would be much appreciated.
  • How much will I need to spend and what is the best way to start the lease extension process? I have about 54 years left on my lease on a one bed flat in Colsterworth. I have contacted the managing agents who act on behalf of the landlord and they provided me with the number of the valuer. I left a phone message for the valuer but I am not receiving any kind of response.
  • I am a landlord of a block of flats in Colsterworth, and the leaseholders are in the process of being issued lease extensions. I should hopefully get funds next month. How does the tax work, the property is co-owned with my husband ?
  • We are looking to extend our lease having owned the flat for 2 years as of 13th April 2016. It has approximately 74 years remaining currently. Hoping to get a lease extension with a further 90 years as expeditiously and stress free as possible.
  • I'm living with my mum and dad but have a maisonette in Colsterworth let out which has a fivety nine year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Colsterworth for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 21k. Should I keep or sell the flat?
  • If somebody owns a flat with a lease of less than 80 years, they can afford the lease extension by borrowing the funds against the property, and the value of the flat with the new lease will more than cover the cost of the extension, then is there any justification for not doing it?
  • Me and my husband are acquiring a ground floor flat in Colsterworth which has share of freehold and a leasehold. The lease was starting to get low so the owner commenced extending the lease. The vendor has submitted the lease extension paperwork to HMLR. An essential part of the house buying process is for our conveyancers to do a pre-completion search on the property title. The concern here is that as a lease extension has been submitted we've been told by our property lawyers it may not be possible to do this "priority search" right now as the new property title number has not been issued. Is it right that we have to wait pending registration of the new lease?
  • Me and my OH are hoping to buy a property (a ground floor flat located inColsterworth with share of freehold). Throughout our search, we were always looking at flats that had at least eighty five years left on the lease. We identified a flat we liked and the selling agent assured that the lease term was not an issue. Today our conveyancers informed us the lease only has 59 years and therefore needs a lease extension. Do we walk away, or do we reduce our offer?
  • I am planning on refinancing my two bedroom ground floor purpose built flat in Colsterworth and the bank that I am looking to switch to needs a minimum 85 years remaining on the lease in order for them to progress matters. I have found that I currently have around fivety six years on the leasehold so looking for some help, guidance, and some quotes to get the wheels in motion for a lease extension
  • I have 79 years remaining on my lease of a ground floor flat in Colsterworth, the Landlord requires a £25k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is reasonable
