Frequently asked questions relating to Cleethorpes Lease Extensions
Hi. I need someone to review my lease extension prior to it being completed just to make sure there's nothing that I haven't seen - it's just a surrender and regrant with a few minor variations.
I'm looking for an apartment to purchase in Cleethorpes and I'm not really familiar with the leasehold title. I've found a garden flat I like with a 91 years lease. I've read that I can go for a lease extension after a couple of years, but:- Is this a given?
I am about to view a two bedroom flat, although not exactly my ideal property it has enough positives to suit me very well for my present circumstances. However after obtaining a copy of the title I've learnt that it only has 69 years residual lease term on the lease. It is also a repo so I'm guessing that the bank will not be interested in extending the lease. My primary concern is would the short lease make it difficult to secure a mortgage?
I am a FTB of a leasehold flat in Cleethorpes. The lease has only 63 years unexpired and ground rent is £25. Is it possible for the vendor to serve the Section 42 Notice and then assign this right to me as the purchaser once I complete the buying process so that I can avoid waiting for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the homeowner? To add to the complexity it’s the case of an missing freeholder, so I am not sure how this will play out.
My mortgage provider is requesting a £600 fee for their conveyancers to agree a lease extension for my flat in Cleethorpes... I am unable to find any reference of this in my mortgage booklet... is this a normal charge?
I am interested in getting my lease extended and was advised previously that I must get the funds readily available, is this the case or can I start the process beforehand?
Just been over two years that I have owned my one bedroom first floor purpose built maisonette in Cleethorpes. I have seventy eight yrs unexpired lease on the lease. I am now looking either to buy a share of freehold or extend my lease. I acquired the property for 350K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my lawyers about the process, he answered most of my questions but just have one left: I realize this will cost me 10k+, it is not easy to drop the cash (even if I may have savings) to cover it. What do most people do in terms of funding the lease extension - do they add it to their existing mortgage or pay it out in cash?
It says on your website the anticipated fee for dealing with a lease extension is £495. Is that the all inclusive cost including vat and the HMLR fee? The premium has already been negotiated with the freeholder for the lease extension for my two bedroom ground floor purpose built flat in Cleethorpes
Me and my fiance are hoping to acquire a flat (a maisonette located inCleethorpes with share of freehold). Throughout our search, we were always looking at properties that had at least 84 years residual lease term. We came across a flat we liked and the estate agent promised us that the lease term was not an issue. Today our solicitors informed us the lease only has 71 years and therefore requires a lease extension. Should we run away, or do we reduce our offer?
We currently own a ground floor flat in Cleethorpes and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has seventy nine years left. Not sure what to do, have read some bits on the web saying it will be 15k plus to get a lease extension. Do you have some advice on this? Do I contact the freeholder first and will they be able to give me a cost?
