I’m about to offer on a 2 bed flat to buy in the Claverdon area and was enquiring how much would it cost to extend a lease? It has 64 years as a balance left...
I am considering investing in a holiday home but it has a lease that expires in 14 years. Its in Claverdon - I wanted to see if with your services this could be extended?
I'm about to make an offer on a house in Claverdon but I'm a little worried about it being leasehold. Do you know what title absolute means and is this regarding the lease? Also, we have asked to see a copy of the lease but the homeowner said they might not have it. We are worried about restrictions, and dont know what to do. We have also been approved for the mortgage but the lender doesn't know its leasehold. Do houses qualify for lease extension? Will this affect Virgin Money giving us the mortgage now?
We have seen a house for sale for £215k and we are very interested but we've just discovered that it is leasehold. There are 798 years balance left so a lease extension is not a concern. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any information would be much appreciated.
We purchased a leasehold with a landlord who has failed to give us a counter-notice for a lease extension for our flat in Claverdon and are therefore considering the option of a vesting order. Is this something you can do for us?
My mortgage lender is requesting several hundred pounds for their conveyancing practitioners to agree a lease extension for my flat in Claverdon... I can find no reference of this in my mortgage literature... is this a normal charge?
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Me and my fiance have owned a leasehold flat for about twenty years. It now has sixety five years left on the lease. After a year of difficult negotiations through my lawyers and, mainly, surveyor I now have an offer from the landlord. I am at a decision point on whether to accept it or go to a Tribunal and would welcome advice.
Hello I own the freehold title in a 2 bedroom flat in Claverdon. The leaseholder has a sixety one year lease and would like to purchase further 90 years. She is offering me £27,000 but I am unsure if this is a correct amount
We are purchasing a one bedroom apartment in Claverdon which has share of freehold and a leasehold. The lease was on the short side so the seller is in the process of dealing with a lease extension. The owner has submitted the lease extension paperwork which will result in the registration of a new lease at the land registry. An essential part of the house buying process is for our conveyancing practitioners to do OS1 search on the lease. The concern here is that as a lease extension has been submitted we've been told by our solicitors it may not be possible to do this "priority search" right now as the new lease title number is not known. Is it correct that we have to be patient until the lease extension has actually been registered before completing.?
