Questions and Answers: Chigwell Lease Extensions
Hi, I just randomly found this website. I'm seeking prices on what it cost to extend a lease of a one bedroom first floor purpose built maisonette in Chigwell. It's on sale at the moment but has around 79 years left on the lease
I am looking for a rough estimate of what a lease extension will cost for a flat I intend to buy. It has fivety four years unexpired.
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
My co-lessees and I are in a building consisting of four flats in Chigwell and have been offered to buy the freehold for £5000 per flat rather than go for lease extensions. We are all in agreement that we want to do this but how do we get started and what is the likely cost?
Me and my fiance are proceeding with a purchase of a garden flat in Chigwell. I was advised by the EA that the lease extension had already been completed while on a viewing (seventy three years outstanding prior to extension). The sales particulars stated "sold with a long lease". It transpires at the point of exchange of contracts we find that the lease has not been extended. The homeowner apparently has a quote but no money to extend as a result the seller intends to exchange and use the my deposit for the lease extension. My question is as the lease hasn't been extended is there not a danger that it would breach my lenders lease length criteria?
I am seeking advice as I am interested in a property that has only a sixety nine year lease and therefore requires a lease extension. Can I talk with someone to go through my options please?
I would like some advice on leasehold property buying. We hope to buy a 1920s detached house which is leasehold property is there any problem involved or hidden costs. Is it safe to buy a leasehold house in Chigwell area with a loft extension..We are really concerned as we are first time buyers...Please advise if we want to sublet the property?
My husband and I would like to know the cost of a lease extension valuation for a property based in Chigwell. Would you be able to help?
Coming up to 2 years that I have been in my three bed flat in Chigwell. I have sixety six yrs unexpired lease on the lease. I am now looking either to buy a share of freehold or extend my lease. I acquired the property for 320K, it is now roughly 450k. I understand that 90 years is the period most people extend. I spoke to my about the process, he answered most of my questions but just have one left: What can I expect in terms of surveyors charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process drags to the tribunal etc)?
I own the freehold reversion of a property in Chigwell and a leaseholder has requested a lease extension. Her so called valuation expert has given a figure of £8,000, but has increased this to £10,000 at the drop of a hat. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to tribunal, can I handle the matter myself, just equipped with the valuations I have? If not, what fee would I be likely to face?
