Frequently asked questions relating to Cheam Lease Extensions
I bought a property in Cheam and it has nearly seventy eight years outstanding. I'd like to arrange a lease extension by twenty years
We have seen a house for sale for £185,000 and we are very interested but we've just found out that it is leasehold. There are 928 years outstanding so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without the house being ours. Any guidance would be much appreciated.
I am thinking about whether to purchase the freehold or a lease extension of my property in Cheam and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I will be doing a get a new mortgage with Platform Home Loans Ltd to free up equity. The adviser handling the remortgage suggested I get two estimates : one to extend the lease and one for the freehold acquisition .The lease began in 1981 and since then the ground rent has increased from £38.00 per annum to £300 per year.
I have my suspicions that my daughter might have had the wool pulled over her eyes. She submitted an offer on a studio flat in Cheam, where the lease is slightly less 64 years but she was informed by the estate agents that the current owner had extended it to 99 years. Only now has she been informed the seller was waiting for her to instruct solicitors prior to commencing with the lease extension. Sounds underhand, also it will take months to sort it all out. Am I being too sceptical?

My question is Is it not odd that my failed to pick this up far earlier than just before exchange?
I do not need a lease extension but I do require a vesting order on a property I want to purchase in Cheam. The house is freehold but the garden is officially leasehold, Nine hundred and ninety nine year lease from 1895. Its the rear garden.

My offer was conditional upon the lease being extended... .. that was back in August, hoping I'd have completed by now. They have just come back saying that they are prepared to reduce the price by£8k if they don't have to deal with the lease extension. I'm unsure if I should take them up on the offer
Hopefully an easy question for you, how much are the legal fees for a lease extension on a residential property in Cheam for a three bed flat - sec 42 is already in place?
We are concerned about getting a lease extension from tricky freeholder. Even though the correct procedures were adhered to under the appropriate legislation, the freeholder still tried to get ground rent of £200 doubling every twenty years of the new term. Can you help?
