Recently asked questions relating to Chadwell St Mary Lease Extensions

  • We have seen a house for sale for £195k and we are very interested but we've just found out that it is leasehold. There are 798 years balance left so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for 25 years without owning the property. Any guidance would be much appreciated.
  • I am the registered owner of a ground floor flat in Chadwell St Mary with a leasehold unexpired of 66 years. I am wondering about how much it will cost me to extend my lease term
  • The intention is to sell our two bedroom ground floor purpose built maisonette in Chadwell St Mary but we may need to extend the lease, or at least cover the costs of our buyers. Are you able to suggest someone to help us?
  • I own a share of the freehold. There are five apartments in the building. All the leaseholders are now looking for lease extensions. Are you willing to assist us with this situation?
  • We wish to extend our lease having owned the apartment for two years as of 22nd Feb 2016. It has just over 73 years remaining currently. Hoping to get a lease extension by another 90 years as expeditiously and stress free as possible.
  • My husband and I have owned a leasehold flat for approximately fifteen years. There are sixety one years left on the lease. Following a year of protracted negotiations through my conveyancers and, mainly, surveyor I now have an offer from the landlord. I am at a decision point on whether to accept it or go to LVT and would appreciate advice.
  • I'm intent on acquiring a flat in Chadwell St Mary valued at £210,000 the flat has just under seventy seven years remaining on the lease. I put in an offer subject to the lease being renewed... .. that was back in August, expecting I'd have moved in before Christmas. They have just informed me that they are prepared to knock £4k off if they don't have to deal with the lease extension. I'm not sure whether that's a good idea
  • My and my husband know that others in the same building had already had a lease extension, and the freeholder seemed reasonable. Therefore is seems worth taking risk of avoiding a formal survey and calculate the initial offer on on the prices by others . This would save on double valuation charges. Is this advisable?
  • I have sixety nine years remaining on my lease of a ground floor flat in Chadwell St Mary, the Landlord requires a £15k premium for a statutory lease extension of 90yrs. I am looking for advice on whether this amount is reasonable
  • I am currently negotiating a lease extension for my flat in Chadwell St Mary as it is coming up to the 80 year mark. As I understood it, if you extend your lease by the 90 years available, you pay a premium (£thousands) but the ground rent is reduced to a peppercorn. I am now told that I have to continue paying ground rent. I thought the major cost of a lease extension was to compensate the freeholder as they wouldn't be collecting ground rent anymore?
