This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I plan on buying a flat located in Chaddesden. The offer is subject to the lease extension. The owner’s conveyancing practitioners has served the Section 42 Notice. Once this notice has been accepted by the freeholder, it is possible for the lessee to assign the benefit of that notice to me, the buyer, so that the buyer “stands in the shoes” of the Lessee, so to speak. I was wondering if this could be a problem for the mortgage lender Chelsea Building Society. Moreover, which are the following lease extension steps to complete the purchase?
I am a FTB of a leasehold flat in Chaddesden. The lease has only fivety seven years remaining and ground rent is £50. Is it possible for the homeowner to serve the Notice of Claim and then transfer over the right to me as the purchaser once I complete the buying process so that I don't have to wait for the two year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time consuming to the homeowner? Unfortunately the landlord can not be found, so I am not sure how does it work.
Re a residence in Chaddesden. GFF maisonette. 66 yrs remaining. I have negotiated a lease extension price of £12,000 for 115yrs. Landlord also insisted on Notice of Claim which I think should not be necessary. Advice required.
My conveyancing practitioners (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
I'm intent on buying an apartment in Chaddesden valued at £210,000 the flat has just under seventy two years remaining on the lease. I put in an offer conditional upon a lease extension... .. that was back in August, expecting I'd be in before Christmas. They have just informed the agent they are willing to reduce the price by£7k if they don't have to deal with the lease extension. I'm unsure if I should take them up on the offer
