This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?

I'm thinking of purchasing a maisonette (leasehold) but the freeholder has been absent for about 15yrs. I wonder whether it will be less expensive to try to purchase the freehold or to extend lease and apply for RTM?
I'm looking for a flat to buy in Carnforth and I'm not really familiar with the leasehold tenure. I've found a maisonette I like with a 90 years lease. Regarding a residence in Carnforth. lower maisonette. seventy yrs remaining. I have negotiated a lease extension price of £12,000 for 135yrs. Landlord also requested Section 42 Notice which I think should not be required. Can you assist.
I am the freeholder of a property in Carnforth and a leaseholder has requested a lease extension. Her valuer has suggested a figure of £9,000, but has increased this by £2,000 without too much effort. My valuer has recommended a much higher figure. Negotiations have broken down so it looks at though we need to go to a FTT. If a lease extension does go to tribunal, can I handle the matter myself, just armed with the valuations I have? If not, what fee would I be likely to face?
We know that others in the same building previously had a lease extension, and the freeholder was amenable. It therefore appears worth taking risk of avoiding a formal survey and base the initial offer on on the prices by others . This would save on double valuation charges. Would you recommend this course of action?
