Common questions relating to Caldicot Lease Extensions
I am looking for a rough estimate of what a lease extension will cost for a flat I would like to buy. It has fivety eight years outstanding.
I'm deliberating over purchasing a studio flat (leasehold) but the freeholder has been absent for just under 15yrs. I wonder whether it will be cheaper to try to buy the reversionary title or to extend lease and apply for RTM?
I have my suspicions that my daughter is being hoodwinked. She put in an offer on a 2 bed flat in Caldicot, where the lease is approximately 54 years but she was informed by the selling agents that the vendor had extended it to 99 years. Only now has she been told the owner was holding off for her to retain lawyers ahead of instigating the lease extension. Sounds underhand, also it could take a while to sort it all out. Am I reading too much into it?
Regarding a leasehold in Caldicot. GFF maisonette. seventy four yrs left. I have an agreed lease extension to £12,000 for 115yrs. Freeholder also insisted on Notice of Claim which I think is a bit over the top. Can you assist.
My partner and I have a residential flat in Caldicot with 54 years unexpired. Last year we were quoted a deal to have a lease extension for a further fifty years but also increase ground rent from nominal to £200 per annum..plus a premium I think of approximately 10k. We have now decided to proceed but do we now have to renegotiate?
My leasehold flat in Caldicot is up for sale and I have a hopefully firm offer. There is 82 years unexpired on the lease and I want to extend the lease. How much does it cost on average to get a lease extension by, say, thirty years
My solicitors (separately handling my lease extension) said I need a licence to alter given that I wish to carry out a loft extension to my property. Is this strictly required given that I have a share of the freehold. I've informally discussed the loft conversion with my co-freeholder some time ago and he had no objection once I reassured him that if my builder damages the roof I won't expect the co-freeholder to pay for future repairs to the roof. Assuming I need formal consent should I get the licence to alter and then start the lease extension process?
Coming up to two years that I have owned my garden flat in Caldicot. I have 55 yrs left on the lease. I am now looking either to buy a share of freehold or extend my lease. I purchased the property for 342K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my solicitors about the process, he answered most of my questions but just have one left: What can I expect in terms of legal charges for a lease extension? Are they usually fixed or tend to increase over time (i.e. if the process drags to the tribunal etc)?
I own the freehold reversion of a property in Caldicot where the leaseholder has requested a lease extension. Her valuer has given a figure of £9,000, but has upped this to £10,000 at the drop of a hat. My surveyor has recommended a much higher figure. She does not appear to wish to negotiate wanting to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just equipped with the valuations I have? If not, what fee would I be likely to incur?
Do you handle lease extensions on land? (a plot of land in Caldicot with 82yrs remaining)
