Recently asked questions relating to Calcot Lease Extensions

  • I am looking for a rough estimate of what a lease extension will cost for a flat I would like to buy. It has fivety five years balance left.
  • We have seen a house for sale for £195k and we are very keen on but we've just found out that it is leasehold. There are 798 years remaining so a lease extension is not an issue. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this correct? We wouldn't want to pay a mortgage for 25 years without the house being ours. Any help would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • We hope to sell our maisonette in Calcot but we may need to extend the lease, or possibly cover the expense of our buyers. Are you able to help me find a to undertake the legal formalities?
  • I'm planning on buying a two bedroom second floor purpose built flat (leasehold) but the freeholder has been missing for just under 15yrs. I wonder whether it will be less expensive to try to purchase the freehold or to get a lease extension and apply for RTM?
  • The terms for the lease on my apartment in Calcot are 99 years from 12 Dec 1980. Can you give me a quote for a lease extension if I give you more specifics please?
  • I am concerned that my daughter is being hoodwinked. She put in an offer on a 2 bed flat in Calcot, where the lease is approximately seventy one years but she was advised by the estate agents that the homeowner had extended it to 125 years. Only now has she been told the vendor was waiting for her to appoint lawyers ahead of instigating the lease extension. Seems devious, also it will take months to sort it all out. What do you think?
  • We are considering buying a garden flat in Calcot which is a leasehold. I am wondering what are the pros and cons of that - what occurs when lease expires, the cost of a lease extension, can the freeholder of the land evict me from my own flat and prevent me from having a lease extension?
  • Me and my sister have been in discussion with our freeholder after having a valuation on our studio flat in Calcot. We have a 64 year lease and we wish to increase this to 99. The Freeholder has supplied us with a financial figure that she is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a to handle this for us. Can you please provide me what your costs would be to act on our behalf.
  • I own the freehold reversion of a property in Calcot and a leaseholder has requested a lease extension. Her valuer has provided a figure of £9,000, but has increased this to £10,000 without too much effort. My surveyor has put forward a much higher amount. She does not appear to wish to negotiate wanting to go to a FTT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what costs would I be likely to face?
