Common questions relating to Buxton Lease Extensions

  • My wife has a flat based in Buxton which we have just put on the market. The leasehold has around seventy nine years residual lease term on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we commence arranging a lease extension? Many thanks.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I have been in touch with my freeholder to extend my lease for my flat in Buxton. Her conveyancing practitioners has been in contact with charges etc. I need a quote for dealing with the legalities to secure a lease extension. The property currently has a 99 YR lease which started May 1994.

  • I will soon view a two bedroom maisonette, although not exactly my dream property it has enough positives to suit me very well for my present situation. However after downloading a copy of the title I've learnt that it only has sixety nine years outstanding on the lease. It is also a repossession so I'm guessing that the bank will not be interested in doing a lease extension. My primary concern is would it be difficult to sell on without a lease extension?
  • I am a landlord of a block of flats in Buxton, and the lessees are in the process of being given lease extensions. I should hopefully get funds next week. Are there any tax implications, the property is in joint names with my wife ?
  • My OH and I have owned a leasehold flat for about eighteen years. It now has 78 years unexpired lease on the lease. Following a year of protracted negotiations through my property lawyers and, mainly, surveyor I now have an offer from the freeholder. I now have to make a decision as to whether to accept it or go to LVT and would welcome advice.
  • Just been over 2 years that I have been in my one bed flat in Buxton. I have 70 years left on the lease. I am now looking either to buy a share of freehold or extend my lease. I purchased the property for 350K, it is now roughly 425k. I understand that 90 years is the period most people extend. I spoke to my solicitors about the process, he answered most of my questions but just have one left: In terms of surveyors - how do I go about finding one?
  • I require an estimate to extend my aunt’s lease on a one bed flat in Buxton. She already has a figure from the landlord for a lease extension but I am far from certain if it is too expensive.
  • We currently own a maisonette in Buxton and are looking to sell it this year so we can carry out some improvements on our family home. I checked the lease and it has fivety five years left. Not sure what to do, have read some bits on the web saying it will be 13k plus to get a lease extension. Can you offer some advice on this? Do I contact the landlord first and will they be able to give me a cost?
