I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?

I was advised by the EA that the lease extension had already been completed while on a viewing (77 years left prior to extension). The description on the listing said "sold with a long lease". It turns out at the point of exchange of contracts we find that the lease has not been extended. The owner supposedly has a quote but no funds to extend and consequently the current owner intends to exchange and use the my deposit to extend the lease. My question is how is possible that the estate agent got it so wrong?

  • Me and my sister are buying a three bed flat in Brockenhurst which has share of freehold and a leasehold. The lease was on the short side so the seller commenced extending the lease. The owner has submitted the lease extension paperwork to HMLR. A crucial aspect of the conveyancing process is for our conveyancers to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our lawyers it may not be possible to do this "priority search" right now as the new property title number is not known. Is it right that we must be patient until the lease extension has actually been registered before completing.?

Her valuer has given a figure of £9,000, but has increased this to £10,000 without too much effort. My surveyor has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I deal with this myself, just armed with the valuations I have? If not, what fee would I be likely to face?
  • My mum knows that others in the same building had already had a lease extension, and the freeholder was reasonable. Therefore is seems worth taking risk of avoiding a formal survey and calculate the initial offer on previous premiums paid . This would save on double valuation charges. Would you recommend this course of action?
  • I have a lease of fivety five years remaining on my flat in Brockenhurst.
