I am looking at acquiring an auction property and found a two bed flat in Broadclyst. It only has a 50 year lease..the vendor being mortgagees in possession dont want the aggravation of applying for a lease extension..what are the disadvantages of this except for the huge fee to put a new lease on it and decreased chance of obtaining a mortgage with Nationwide Building Society?
Me and my fiance had entered into a purchase of a studio flat in Broadclyst. I was advised that the lease had been extended (seventy five years unexpired lease prior to extension). The description on the listing said "sold with a long lease". It transpires as we are about to exchange of contracts we find that there has been no lease extension. The seller supposedly has a quote but no money to extend and consequently the current owner intends to exchange and use the deposit monies to extend the lease. My question is as the lease hasn't been extended is there not a danger that Barnsley Building Society won't lend on a lease?

Just been over 2 years that I have owned my maisonette in Broadclyst. I have seventy five yrs left on the lease. I am now wanting to purchase a share of freehold or a lease extension. I purchased the property for 342K, it is now roughly 450k. I understand that 90 years is the period most people extend. I spoke to my conveyancers about the process, he answered most of my questions but just have one left: I realize this will cost me 10k+, it is not easy to drop the cash (even if I may have savings) to cover it. What do most people do in terms of financing - do they add it to their existing mortgage or pay it out in cash?
We have been in discussion with our freeholder after having a valuation on our studio flat in Broadclyst. We have a 72 year lease and we wish to increase this to 99. The Freeholder has provided us with a premium amount that he is happy with to accept for the extension of the lease, which we are happy with as well and wish to proceed. All we need now is a conveyancers to handle this for us. Can you please provide me what your costs would be to act on our behalf.
