This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
The intention is to sell our ground floor flat in Brighouse but we may need a lease extension, or possibly cover the costs of our purchaser. Are you able to help me find someone to undertake the legal formalities?
I am considering whether to purchase the freehold or a lease extension of my property in Brighouse and have been in touch with the freeholder, have had quote for around £4k to extend the lease. I plan to simultaneously refinance with Bank of Scotland to free up equity. The adviser dealing with the remortgage suggested I get two estimates : one to extend the lease and one for the freehold purchase .The lease began in 1991 and since then the ground rent has increased from £38.00 per annum to £200 per annum.
I have a leasehold flat in Brighouse. I have built a huge extension and have not informed my leaseholder. What are my options?
I'm looking for an apartment to buy in Brighouse and I'm not really familiar with the leasehold tenure. I've identified a garden flat I like with a 82 years lease. My research reveals that I can go for a lease extension having owned the property for 2 years, but:- Is this a given?
I am a FTB of a leasehold flat in Brighouse. The lease has just 66 years unexpired and ground rent is £75. Is it possible for the homeowner to serve the Initial Notice and then assign this right to me as the purchaser on the day of completion so that I can avoid waiting for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time consuming to the flat owner? Unfortunately the freeholder is absent, so I am not sure how this will play out.
My partner and I have a ground floor flat in Brighouse with fivety four years to run. Ten months ago we were quoted a deal to receive a lease extension for another thirty years but also increase ground rent from notional to £300 per year..plus a premium I think of approximately 14k. We have now decided to proceed but do we now have to start the negotiations again?
I am the freeholder of a property in Brighouse and a leaseholder would like a lease extension. Her valuer has given a figure of £8,000, but has increased this by £2,000 without too much effort. My valuer has come back with £12,520. Negotiations have broken down so it looks at though we need to go to LVT. If a lease extension does go to a FTT, can I handle the matter myself, just equipped with the valuations I have? If not, what charges would I be likely to incur?
I require an estimate to extend my aunt’s lease on a maisonette in Brighouse. She recently got a figure from the landlord for a lease extension but I am far from certain if it is too high.
