Hello. I need someone to review my lease extension before it's signed just to ensure there's nothing that I haven't seen - it's just a surrender and regrant with a few small changes.
I am a FTB of a leasehold flat in Bracebridge Heath. The lease has only 60 years unexpired and ground rent is £75. Is it possible for the current owner to serve the Initial Notice and then assign this right to me as the purchaser on the day of completion so that I don't have to wait for the 2 year requisite period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is legal but will it be very time costly to the homeowner? Unfortunately the landlord can not be found, so I am not sure how does it work.
