Hi, I just randomly found this website. I'm looking for prices on what a lease extension will cost for a maisonette based in Bloxham. It's up for sale at the moment but has about sixety years left on the lease
This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations.They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
I am a FTB of a leasehold flat in Bloxham. The lease has only seventy six years outstanding and ground rent is £75. Is it possible for the seller to serve the Section 42 Notice and then assign over the right to me as the buyer on the day of completion so that I don't have to wait for the two year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time costly to the owner? Unfortunately the landlord is absent, so I am not sure how this will play out.

I was advised by the EA that the lease extension had already been completed while on a viewing (65 years unexpired lease prior to extension). The sales particulars stated "sold with a long lease". It turns out at the point of exchange of contracts we find that there has been no lease extension. The owner supposedly has a quote but no money to extend and consequently the vendor intends to exchange and use the deposit monies for the lease extension. My question is have the estate agents breached any law by misrepresenting the position concerning the lease term?

Her valuer has suggested a figure of £8,000, but has upped this to £10,000 at the drop of a hat. My surveyor has come back with £12,520. She does not appear to wish to negotiate wanting to go to LVT.
