I am looking to either purchase the freehold or a lease extension of my property in Birtley and have been in touch with the freeholder, have had quote for around £2500 to extend the lease. I plan to simultaneously get a new mortgage with Nationwide Building Society to free up equity. My adviser handling the remortgage suggested I get two quotes : one for the lease extension and one for the freehold purchase .The lease began in 1991 and since then the ground rent has been raised from £38.00 per annum to £200 per year.
Last year I purchased a leasehold flat in Birtley. I have built a huge extension and have not informed my freeholder. What are my options?
I am a FTB of a leasehold flat in Birtley. The lease has just 69 years balance left and ground rent is £25. Is it possible for the owner to serve the Notice of Claim and then transfer over the right to me as the purchaser once I complete the buying process so that I don't have to wait for the 2 year qualifying period before I can apply to for a lease extension or have to deal with all this expense later? I have read this is achievable but will it be very time costly to the homeowner? To add to the complexity the freeholder is absent, so I am not sure how this will play out.
We had entered into a purchase of a three bed flat in Birtley. I was told that the lease had been extended (57 years remaining prior to extension). The description on the listing said "sold with a long lease". It transpires as we are about to exchange of contracts we find that the lease has not been extended. The vendor apparently has a quote but no funds to extend as a result the seller intends to exchange and use the deposit monies to extend the lease. My question is as the lease hasn't been extended is there not a danger that Barnsley Building Society won't lend on a lease?
I am planning to get a lease extension and am wondering what step I have to do first, I have been previously advised that I have to have the finances in place before I commence the process, is this correct?
I own a purpose-built apartment based in a small block in Birtley. The leasehold interest in the apartment on a ninety five year lease started from 2nd March 1969 with a non-reviewable yearly rent of 20. I wish to obtain a lease extension. Can I talk with someone to go through my options please?
I own 70% in a shared ownership flat with a housing association and I am considering a lease extension on a lease which is now around 71 years. I need a conveyancing practitioners at my end. Can you advise please? I live near Birtley and have a mortgage with Bank of Scotland.
Me and my sister are acquiring a one bed flat in Birtley which has share of freehold and a leasehold. The lease was on the short side so the seller is in the process of dealing with a lease extension. The seller’s lawyer has submitted the lease extension paperwork to HMLR. A crucial aspect of the house buying process is for our lawyers to do a pre-completion search on the lease. The problem here is that as a lease extension has been submitted we've been told by our conveyancing practitioners it may not be possible to do this "priority search" right now as the new property title number is not known. Is it correct that we have to be patient pending registration of the new lease?
My and my partner are worried about seeking a lease extension from an objectionable landlord. Notwithstanding that the correct procedures were adhered to under the appropriate legislation, the freeholder still attempted to charge ground rent of £200 doubling every twenty five years of the new term. Can you assist?
I was hoping you might be able to tell me the process of how to apply for a lease extension for my garden flat in Birtley
