  • My partner has a flat in Birtley which we are about to put on the market. The leasehold has slightly less than 56 years remaining on it and we are concerned this will come up for anyone who may be interested. Can you please assist on how we get started on a lease extension? Thank you.
  • I am in need of a rough estimate of what a lease extension will cost for a flat I intend to purchase. It has 68 years outstanding.
  • We have seen a house for sale for £195k and we are very keen on but we've just found out that it is leasehold. There are 928 years left so a lease extension is not a worry. We didn't know what this meant but the internet suggests we wouldn't own the land or property, just the lease to live there. Is this true? We wouldn't want to pay a mortgage for twenty years without owning the property. Any help would be much appreciated.
  • This flat I have in mind requires only ground rent. Long lease so no lease extension required. I have asked the estate agents as to what happens to building insurance and responsibility for communal areas and if one of the two flats which make up the property wants to make alterations. They said they did not know. I cannot see how one could get buildings insurance for the whole building shared with another flat, either downstairs or upstairs. I do need to clarify things like this before I undertake all the expenses involved in purchasing a property I feel. Do freeholders actually supply their own insurance?
  • I would like to have my residential flat leasehold extension premium assessed. The flat is in Birtley, and my lease will reach 72 years this June. Could you advise me about the costs and time-frame to obtain an appraisal? Also, do you represent your clients at the LVT court?
  • I bought a two bedroom first floor purpose built maisonette in Birtley. I am looking for a lease extension on the property. It is about eighty one years. I would just like to know what your charges are and how long the process takes.
  • I have my suspicions that my daughter might have had the wool pulled over her eyes. She submitted an offer on a one bedroom apartment in Birtley, where the lease is just over sixety seven years but she was advised by the estate agents that the owner had extended it to 99 years. Only now has she been told the homeowner was waiting for her to retain solicitors prior to commencing with the lease extension. Seems odd to me, also it may take a while to sort it all out. What do you think?
  • I'm living at mum and dad but have a garden flat in Birtley let out which has a seventy nine year lease. Mortgage broker said I can remortgage as a buy to let instead of consent to let and release 55-60k which on top of a new mortgage based on my income. Not much about in Birtley for me to get my own place. If I sell I will only get 150-160 due to tenant (8 months left on AST) and lease. A lease extension will cost 19k. Not sure sure whether to hold on or sell the flat?
